The LESSEE will use the Work Area to perform services that were expressly communicated at the time of registration, through the leased space.
The LESSEE must have the required authorizations and licenses for the development of his activity, and is responsible for maintaining their validity.
The LESSEE may not modify the destination of the Leased Work Area without the express written consent of the LESSOR.
The Activity and use of the Leased Work Area will be carried out during the following maximum opening hours to the public of the Premises, that is, from 8:00 a.m. to 8:00 p.m.
The Tenant undertakes to respect the normal and peaceful development of his activity in the Premises, agreeing to keep his area in a good state of cleanliness and conservation.
The Lessee may use, upon reservation through the iLynko website enabled for this purpose by the Lessor, the exhibition area and the meeting rooms, providing a “user” name and password for this purpose.
Notwithstanding the foregoing, the Lessee may not monopolize the reservation of the spaces permanently even if they have previously reserved. The use and reservation of common spaces will be consistent and will be done with respect to the right of use of the rest of the tenants. In case of discrepancy, the Landlord will mediate so that responsible use occurs.
The Lessee will have its own personnel and under its responsibility for the exercise of the indicated activity, being its own responsibility for all expenses and salaries derived from said personnel, and must comply with all legal obligations related to said personnel, keeping up to date with their obligations with social security, insurance or other contingencies arising from said employees.
Neither party nor its employees will be, in any way, employees of the other party, without having the power to represent or compromise.
The Parties are not bound by an employment relationship, neither common nor special, their relationship being limited to that established in this document.
The Landlord makes available to the tenant a smart access device (mobile device, Akiles app) that is essential to access the work area.
Responsible use of the air conditioning will be made, connecting and disconnecting it at the entrance and exit, and it may be in operation while you are in the premises, this is from 8:00 a.m. to 8:00 p.m., however, you must disconnect it even without having arrived. at 8:00 p.m. if you are absent from the premises and there are no other users left.
Likewise, the blind or entrance closure must remain closed during that same time period. It is the tenant's responsibility to properly close the door and disconnect the lighting and air conditioning when the tenant is the last to leave the premises, regardless of the time.
If you have short phone calls at your workplace, you should speak in a low voice and maintain a low tone (IF IT IS A LONG CALL, YOU SHOULD USE THE MEETING ROOMS) so as not to disturb other co-workers.
The space does not have a daily cleaning service, so it is the responsibility of the users to keep the toilets clean.
The waste generated by each tenant will be deposited daily in the containers located at the exit of the premises.
Responsible use will also be made of the photocopier and scanner that the premises have. The amount consumed will be read monthly and billed separately (service only for long-term users), at the rate of:

The VAT in force at all times will be increased to these prices.
Prices will increase annually with the corresponding CPI.
The LESSOR will assume all costs of supplies and services derived from the Premises, as well as any tribute, fee or tax that is directly levied on the Premises, including the Real Estate Tax, said amounts being included within the established rental price.
The LESSEE will be responsible for the expenses and taxes derived exclusively from the activity carried out by the LESSEE in the Leased Area of the Premises.
The termination due to the expiration of the agreed term of the lease of the Work Area will not give the LESSEE the right to any compensation regardless of the duration of the contract and the activity carried out therein.
The LESSEE is directly and exclusively responsible and exempts the LESSOR from all liability for any damages that may be caused to people or things, and that are derived from the use of any of the areas of the Premises for the exercise of the activity, as well as as well as the facilities or equipment installed in your work area.
